Not all home sales are equal
Most home sales are not as complicated as this one on Anza Drive in Linda Mar. Typically there are one or two owners of a property. In this case, there were eleven sellers! They were located on both the West and East coast, as well as out of the country. Consequently, it was impossible for them to manage the sale locally.
Much of the time delay getting the Anza house on the market was dealing with those distances. The deed documents required to transfer the property to the new owner have to be notarized in person. The family decided to have one member sign a power of attorney in order to avoid possible delays getting the documents to and from New Zealand. Unfortunately, that was a delay in itself. It took weeks to get the power of attorney back from the counsel.
In the meantime, I was able to assist in getting the house ready. That included interior paint, removing the carpet, redoing the hardwood floors, and staging.
Carpet vs Hardwood Floors
Not surprisingly, hardwood floors are favored by home buyers. We just had to make sure that the floors under the carpets were salvageable. Fortunately, we got lucky. There was only one bedroom that didn’t have hardwood under the carpet. You can see it on the right of this picture. We just replaced the carpet in that one room.
Anza Drive
Nobody is sure why that bedroom didn’t have hardwood floors. Anza Drive, Linda Mar is in the flood zone and high water table area. Consequently, the neighborhood actually does require flood insurance. So the floors might have been damaged during a flood. Thankfully, the trend for hardwood floors is a dark stain. For this reason we were able to use that to our advantage in order to disguise previous stains.
A little tip that improves the professional photography tremendously is to replace all of the light bulbs. You can see I did that in this light fixture over the table. As a result, the odd-colored light bulbs are not the focus of this image. In the long run, it’s better to make the light fixture less noticeable by making this inexpensive change.
The property had been rented to many tenants over the years. As a result, it was suffering from deferred maintenance. So there were a lot of tasks to accomplish to get the house ready for sale.
You can see in this picture of the patio that paint makes a huge impact. There are no lights in that room and no lights were used by the professional photographer.
